K. Karakosta Q.S.
WPP, Rose Court, London

The brief

Rose Court stands on Southwark Bridge Road, a short walk from the river on the south bank. The project took the existing building back to its frame and rebuilt it: a full refurbishment and fit-out of twelve floors of office space, replacement of the entire facade, and two additional floors on top. K. Karakosta Q.S. was appointed through Colliers International as cost consultant from project inception to handover, a programme that ran four and a half years.

What was involved

  • Cost planning. Estimates and a detailed cost plan as the design developed, so the budget was tested at each stage before the design was fixed.
  • Tendering and procurement. Tender documents prepared, tenders analysed and a recommendation made, giving the client a priced basis to appoint on.
  • Construction phase. Interim valuations, cost reports and change orders across the full programme, so the client knew where the project stood month by month.
  • Final account. The contractor's account reviewed line by line and negotiated to an agreed figure.

Outcome

Twelve floors refurbished and fitted out, the facade replaced in full and two floors added. Handed over June 2022.
