K. Karakosta Q.S.
Accenture, ITO Building, Amsterdam

The brief

Accenture took six floors of the ITO Building on the Zuidas and fitted them out as a working office, with a café and staff restaurant on the upper floor looking out over the city. K. Karakosta Q.S. was appointed through Colliers Netherlands as cost consultant for the construction phase, with responsibility for the commercial side of the contract from the first valuation through to the agreed final account.

What was involved

  • Interim valuations. Each month the work completed on site was measured and valued, so the client paid for what had been built and nothing ahead of it.
  • Cost reports. A running forecast of the final cost against the contract sum, so the client knew where the project stood before each decision rather than after it.
  • Change orders. Every variation was assessed before it was accepted: scope, rate, and whether the cost was justified against the contract.
  • Final account. The contractor's account was reviewed line by line and negotiated to an agreed figure.

What was solved

Through close commercial management of the account during delivery, the final account was agreed at around 2% below the figure the contractor submitted.

Outcome

Six floors completed, October 2025. Final account settled at around 2% below the contractor's submission.
